I was just thinking about a few months ago at night when I was on my front porch reading “The Seven Levels of Communication” by Michael Maher which might as well be called how to pull any agent out of a slump and make them stinking rich again. Any way this book is special because it talks about strategies to build a realtor’s income the right way through referrals. It was night time and after about 5 minutes I noticed that there were a swarm of moths attracted to this light that I was reading by. Before I came out, these moths were no where to be found. This triggered my old brain to think and I realized when I flip on my own light of a sincere, positive and committed attitude, a swarm of clients all-ways appear in my career.
Over the years, I have seen Realtors and loan officers become wealthy and I have seen them loose everything. I saw my own company shut down the month we were going to do 3.5 billion in residential mortgage loans and they told all of us on a conference call. I have seen people high on the hog and so depressed they could not get out of bed. The deciding factor in whether or not people succeeded through the tough times was not their abilities, location, or amount of competition around them. Nope, the blessing or curse has all ways been what goes on with that little voice in their heads. You know that voice. The one who tells you what you are worth and to keep pushing forward.
I have bought tens of thousands of dollars of courses, been to seminars, webinars and watched countless videos. Every attendee I talk to at these things say the same thing. ”I am looking for that ONE magic bullet that will instantly explode my business and blow my bank account back up”. Marketers pray on that need and exploit it to sell you the newest shiniest object. The other day it was a site that automatically creates facebook pages for your listings. Sounds cool huh. Complete waste of money because theres no traffic so you have this pretty page that no one will ever go to. In the time you build this stuff you could call 5 people. I have come to the conclusion that the only thing that will change your life is to change the conversation in your head. Surround yourself with positive people, watch positive movies, and listen to your ipod because the greats like Zig Ziglar who has left us are basically free on audio. If you need some great audios respond back. My collection is ridiculous. Life changing positive information is really free and we watch the Real Housewives of Smryna, TN instead. Theres nothing wrong with it but what would watching one positive you tube video a day do to your attitude.
Many people mistakenly think that attending one or two seminars a year, reading one book, or buying the new shiny object will do the trick. But this way of thinking is dead wrong. You see it’s like drinking water. If you only drink once or twice a year, you’ll die of thirst. Well it’s the same with this stuff, you need positive reinforcement every day and that link is one of many places to wet your whistle! Have a great week. See you next time.

Well I just finished reading this great article about how a prominent coach for Realtors conducted an interesting test.
He had his 22 year old son call realtors and tell them he was looking to buy a house. Get this, he got appointments with 8 out of the 10 realtors he called!
That’s right. He got appointments to ride in their car the following Saturday to shop for houses. Now wait a minute, here’s an unemployed, 22 year old college student that 8 out of 10 realtors didn’t pre-qualify!

I just got off the phone with a true real estate maniac. This person has been in the business for only 3 years, is located in a small town in Tennessee and is tearing up the market there! I read about her in a short paragraph in a trade magazine and it had her phone number, so I called her up to find out her secret. How in the world was this relatively new agent in a small town racking up a serious 6 figure income?? You’re not going to believe this one. This is so simple; I just shook my head laughing.

Ok, I know many of you give closing gifts, which is a great idea; however, today I’m going to help you put that strategy on steroids. First, the question always arises, When is the best time to give a gift? The problem with a closing gift is the whole process of buying the home is almost old news. Buyers are most excited and spreading the good news to friends and coworkers when they first get a contract on a house. This is also true when they first list their home. You want to give them their gift, a gift they are going to tell all of their friends about, while they are still excited. This is before they have grown weary of home inspection reports, re-negotiation headaches, termite reports and such.

Today’s tip is to try NOT to control everything in your business. This includes licking stamps, stuffing envelopes or running errands. I guess most of us business owners are, to some degree, control freaks and feel like nobody can do things as well as we can or exactly how we want it done. If the truth be known, other people WILL do it differently than we do, but the funny thing is, often it will be done better!
