This is a guide tailored for new realtors. I don’t have decades long tenure in the real estate business, but I believe this makes me the ideal candidate to author such a guide. My recent experiences equip me with a unique perspective that can greatly benefit those just starting out in the field.

Someone who can provide firsthand insights and practical tools to help you overcome those initial hurdles? Wouldn’t this kind of guidance be of value than advice from a seasoned realtor who began their journey in a vastly different market landscape and forgotten what it feels like to be new?
This was the predicament I found myself in when I embarked on my real estate journey. While there are plenty of books authored by successful individuals offering advice on how to excel, there seemed to be a gap in resources that could truly prepare new realtors for what to expect in their INITIAL stages.
The basics that may seem intuitive to seasoned professionals are often completely foreign to newcomers. When you’re starting out, you’re not even aware of the questions you should be asking. This book addresses those questions that need to be asked.

While home inspections are not a necessity, they are highly recommended to verify the condition of the property. It's best to conduct inspections within 10-14 days of signing the sales agreement. This ensures that the property is in the same condition as it was when the agreement was signed.

Closing Disclosure
Navigating Closing Costs and Disclosure Requirements
When finalizing a home purchase, lenders must furnish a Closing Disclosure to outline your end loan terms and closing expenses. According to the law, you must receive this document a minimum of three days before your scheduled closing date to allow for review. For buyers, closing costs generally fall between 2-5% of the purchase price, and may comprise lender fees, lender's title insurance, and HOA dues (if applicable).

Final Walkthrough Prior to Closing
We will conduct a final walkthrough of the property a few days before closing, just before signing the final paperwork. The purpose of this essential step is to verify that no damage has occurred since the inspection, that any agreed-upon repairs have been completed, and that all the items outlined in the purchase agreement are present.

Pro Tip
It's important to eliminate any pungent smells, such as cooking aromas, pet odors, or any other lingering scents in your home before a showing. Remember, first impressions are key, and strong odors can be a deal breaker for some potential buyers.
